Chapter 17.100 PROCEDURES AND ADMINISTRATION
17.100.232 Plan requirements.
The plan shall meet the following standards:
A. The plan shall meet
all requirements for a preliminary plan or plat in accordance with the
subdivision regulations for the city.
B. A building conditions survey shall
indicate all district building and property conditions. City inspectors shall
have the right of access to confirm the survey data.
C. The preliminary plat
shall indicate redevelopment areas, where buildings will be demolished and new
building(s) added, and conservation areas where buildings will be rehabilitated
or remain as-is, except for upgrading to comply with the city codes.
D. The
preliminary plat shall indicate any proposed plat vacations accomplished by
combining lots, streets or alleys.
E. The applicant shall submit a detailed
description of the intended redevelopment actions and their timing and
financing, including a permitted use table identifying on the plan where
specific uses shall be permitted. Landscaping, sign control, street, or other
public improvements shall be listed. Any proposed improvements to be performed
by the city shall be identified. The proposed bonuses shall be
indicated.
F. The applicant shall provide a specific list of any requested
changes in standards from those in the underlying district, including permitted
uses, lot, or other standards. (Ord. 1495-96 § 3(part), 1996).
